Why do thousands of real estate properties offer "bargain" prices but are still... unsold?

Currently, the total value of real estate mortgaged at banks accounts for about 70% of total assets securing loans. At many banks, this ratio is even up to 80-90% and is many times larger than the total loan balance. Therefore, real estate is often the asset that financial institutions liquidate the most when customers cannot repay their debts.

Recently, production, business, trade, and service activities have encountered difficulties. It negatively impacts customers' ability to repay debt.

According to Mr. Nguyen Van Dinh, Chairman of the Vietnam Association of Real Estate Brokers (VARS), banks are having to "aggressively" announce an increasing list of real estate properties. That is collateral for customer loans that need to be processed to recover debt worth tens of thousands of billions of dong. Most of these are resort real estate projects and 4-5 star hotels in many provinces and cities such as Hanoi, Da Nang, Hai Duong, Quang Nam, Khanh Hoa, Kien Giang, etc. Objective factors have not overcome the consequences of the period of social distancing but are now affected by the difficult economy.
